Hi and happy holidays! Today, we’re bringing you the luxury market real estate report for all of Loudoun County. This report focuses on homes priced above $1.4 million.
Current Inventory: Right now, there are 72 active and coming soon luxury homes in Loudoun County. Just 30 days ago, that number was 83, showing a slight decline in inventory.
Contracts and Closings:
- Pending: In the last 30 days, 12 homes in the luxury price point went under contract, compared to 23 the previous month.
- Closed: 24 luxury homes sold this month, down slightly from 27 the previous month.
Days on Market: On average, luxury homes take 29 days to go under contract, which is excellent for this price point. Some homes are selling even faster!
In Western Loudoun County, which represents a significant portion of this market:
- There are 35 active or coming soon luxury homes, down from 39 last month.
- Two homes went under contract this month, compared to six the previous month.
- Six homes closed in the last 30 days, up from three the prior month.
Pro Tip: If your home is priced right and in good condition, you can expect to sell it within 30 days and even attract competing offers!
